Groundworks to DPC: A Developer’s Guide to New Build Site Packages in Surrey & Sussex

  • Site setup and earthworks – securing the site under CDM 2015, stripping topsoil, reducing levels and removing spoil (muckaway). Land first has to be made good before any structural work can start.
  • Foundation excavation – strip, trench-fill or deep-strip foundations dug to the engineer’s design depth, which is heavily influenced by soil type and proximity to trees.
  • Concrete works – foundation pours, oversite concrete and, where specified, beam-and-block floors.
  • Below-ground drainage and services – foul and surface-water runs, inspection chambers, ducting and service trenches for utility connections.
  • Substructure brickwork – blockwork and facing brick up to DPC, ready for the superstructure to take over.

The single biggest variable, though, is ground condition – clay near mature trees can force foundation depths of 2.5m or more, transforming the excavation, spoil and concrete volumes on a plot. Budgeting from a proper site investigation, rather than a per-square-metre average, is what protects a development’s margin.

For a single home, the full build typically takes 7-12 months, with a full phase of a larger development running around a year and major estates spanning several years. Groundworks sit on the critical path at the very start, so any slippage compounds.
